One of our long-standing utility clients approached us with a unique assignment: acquiring new and amended easements along an existing transmission line corridor. The easement included a new voltage line, an upgrade to an existing line to carry additional voltage, new poles, and a wider easement area.
The appraisal challenge was to determine how the additional line and amendment to the existing easement affected the fair market value of eight different properties. By consulting our extensive comparable sales database and conducting thorough market research in the project area, our appraisers were able to estimate the impact on value for each property due to the changes in the easement.
