This is an incredible opportunity to purchase an outstanding northern Wisconsin property.

The featured property lies in the Town of Round Lake in Sawyer County, Wisconsin and totals approximately 471 acres.  It falls right in the heart of some of the most prominent water bodies of northern Wisconsin, being less than 10 miles from the Spider Chain of Lakes, Teal and Lost Land Lake, Round Lake, Moose Lake, the Tigercat Flowage, and the Chippewa Flowage.

Access is outstanding with ±½ mile of State Highway 77 frontage, facilitating travel into an improved capital woods road infrastructure system.  Vehicular all-season access is possible into most of the tract.

Several water features, including Hay Creek and a private flowage, add to the value and diversity of the ownership.  The eastern tier of the ownership contains the springs, which formulate the headwaters to Hay Creek (±13 acres), as well as the entirety of the flowage feature (36 acres).  The flowage lies near the western extent and features around 4,500 feet of shoreland frontage, of which the majority is accessible upland.

Estimated Timber Volumes

The rolling topography of the subject property is predominately composed of a diverse array of well-stocked upland forest cover types (±425 acres, 90 percent upland).  The timber volume is a significant influencer of overall value.  Volumes were estimated by conducting a detailed timber inventory on all oak stands along with a timber volume estimate of the remaining forest cover types.  The inventory consisted of 74 plots in the oak stands (289 acres).  The timber data was captured using ten basal area factor (BAF) plots, distributed systematically across the area.

The oak cover type contains the vast majority of the standing timber volume.  The remaining acreage consists of a mixture of aspen, white pine, red pine, and swamp conifer forests, along with forest openings, marsh, and water features.  

The featured property can be purchased in its entirety, or the east or west tiers of the ownership may be purchased independently.
